Who We Work With

Built for the People
Who Manage the Lot

You need a lot that looks right, meets code, and doesn't generate complaints, with a contractor who shows up when scheduled and puts everything in writing.

Office, retail, and mixed-use portfolios. One contractor for repairs, sealcoating, and repaving across multiple properties, with itemized bids you can take to owners.

HOAs & Apartment Communities

Shared drive aisles and resident parking. Phased work so residents keep access, with a schedule you can send to the community in advance.

Retail & Shopping Centers

Lots that stay open for business. Night and weekend scheduling, sections closed one at a time, and fresh ADA striping before reopening.

Industrial & Logistics

Truck courts, yards, and dock aprons built with heavy-duty asphalt sections for loaded trucks, not passenger-car specs.

Churches & Schools

Work scheduled around services, school calendars, and events, with safe, clearly marked parking and drop-off areas.

General Contractors & Developers

Paving and grading subcontractor on new construction and public works. DIR-registered and prevailing-wage compliant.

FAQ

Commercial Paving FAQ

Yes. We phase commercial lots in sections so entrances, ADA parking, and part of the lot stay open, and we can schedule work at night or on weekends. Typically a phase is milled and paved in 1 to 2 days, and fresh asphalt can usually take car traffic the next day. We give you a written phasing plan before work starts so you can notify tenants.
As of October 2026, asphalt overlay typically runs $3.25–$8 per square foot and full remove-and-replace $7–$14 per square foot. Sealcoating runs $0.55–$2.25 per square foot and striping $0.30–$0.70 per linear foot. Large lots price toward the low end. Every bid is written and itemized after a free site visit.
Yes. We provide written, itemized bids that separate repair, sealcoating, striping, and paving, so you can phase work across budget years. Ask for a multi-year maintenance estimate and we will lay out what the lot needs now and in the next few years.
We provide a W-9, our CSLB license (#643034), and a certificate of insurance on request, and we are DIR-registered for prevailing wage work. Bids, change orders, and invoices are in writing.
Every 2 to 4 years for most Los Angeles County lots, and every 2 to 3 years near the coast. Cracks should be filled before every sealcoat, and the lot restriped right after. Regular maintenance is the cheapest way to delay a full repave.
Yes. We lay out and stripe ADA accessible stalls, van-accessible stalls, access aisles, symbols, and signage locations to current code, along with fire lanes, arrows, and stall numbering. Faded or missing ADA markings are a common liability issue for commercial properties.
