Scope of Work

What We Pave

From commercial parking lots to public infrastructure, we handle every asphalt paving scope with our own equipment and directly employed crews.

Parking Lots

New construction and full-depth replacement for commercial, industrial, and retail properties. We handle grading, drainage, base course, asphalt lay, and ADA-compliant striping in a single contract.

Driveways

Residential and commercial driveways throughout LA County. Proper subgrade compaction, correct aggregate base, and thickness matched to your load requirements. Written workmanship warranty on every job.

Roads & Access Drives

Private access roads, industrial yard roads, and heavy-haul surfaces built to carry the real loads they'll see. Full-depth reclamation available for failed road sections that need more than a surface fix.

Public Infrastructure

Caltrans-compliant road work, municipal parking facilities, school district lots, and agency project paving under our A and C-12 license classifications. DIR-registered for prevailing wage compliance.

Overlays & Resurfacing

Mill-and-overlay for pavement that still has a sound base structure. We assess before recommending, if the base has failed, we'll tell you an overlay won't hold and why full-depth replacement is the correct path.

Repairs & Patching

Infrared patching, cold patch, full-depth cut-and-fill for pothole and alligator cracking repairs. We identify and fix underlying drainage or base issues, not just the surface symptom.

How We Work

Our Paving Process

Every asphalt project follows the same sequence. Skipping steps is how pavement fails early, we don't skip steps.

01

Subgrade Prep

Soil assessment, excavation to design grade, and compaction to 95% Modified Proctor. The foundation everything else depends on.

02

Base Course

Aggregate base (Class 2 or engineered fill) placed and compacted in lifts. Thickness matched to design load. Drainage slope confirmed.

03

Asphalt Lay

Hot-mix asphalt placed by paver at correct temperature and depth. Joints staggered, seams sealed. Uniform mat from edge to edge.

04

Compaction

Steel drum and pneumatic rollers achieve target density. Nuclear gauge or core testing confirms compliance where required by spec.

05

Striping

Traffic-grade paint applied to final pavement. ADA layouts, fire lane markings, stall numbers, and directional arrows per your site plan.

Questions

Asphalt Paving FAQ

Straight answers to the most common questions about asphalt paving in Los Angeles County.

Overlay work in LA County typically runs $3.25–$8 per square foot. Full-depth removal and replacement ranges from $7–$14 per square foot depending on site conditions, existing pavement thickness, and drainage requirements. We provide free written estimates after a site visit, no guessing from square footage alone.
20–30 years with correct installation and routine maintenance. The biggest factors: subgrade compaction quality, adequate base thickness, drainage slope, and seal coating every 3–5 years to block UV oxidation. Pavement that fails in 8–10 years almost always traces back to a subgrade or drainage problem, not the asphalt itself.
Vehicle traffic is typically safe within 24–48 hours under normal LA weather conditions. Full cure takes 6–12 months. During the first summer, avoid turning stationary vehicles on the surface and minimize heavy point loads during peak afternoon heat, hot asphalt is more susceptible to indentation.
Yes, if the existing base is structurally sound. An overlay works when the underlying pavement is still intact and drainage is correct, it adds life and a fresh surface. When the base has failed (alligator cracking, major rutting, drainage failure), an overlay will reflect through in 4–8 years. We assess the base condition before recommending which approach applies to your site.
Standard residential driveways: 2–3 inches. Commercial parking lots: 3–4 inches over a compacted aggregate base. Heavy truck or industrial access areas: 4–6+ inches with an engineered base section. We match thickness to your actual traffic loading, oversizing wastes money, undersizing causes premature failure.
