Why does per-square-foot cost go down on larger jobs?

Crew, equipment, and mobilization are fixed daily costs regardless of job size. On a 1,000 sq-ft job, those fixed costs are spread across fewer square feet. On a 20,000 sq-ft job, the same fixed cost is distributed across significantly more area, bringing the per-square-foot rate down considerably.

What is the difference between an overlay and a full removal and replace?

An overlay installs 1.5 inches of new asphalt over existing pavement. It is appropriate when the base structure is still sound and the existing asphalt has not failed through to the subgrade. A full removal and replace grinds or demolishes the existing asphalt to a depth of 4 inches or more, removes and hauls the material, and installs a new full-depth section. R&R is necessary when the base has failed, when alligator cracking is widespread, or when drainage corrections require changes to surface elevation.

Does seal coating pricing include line striping?

Yes. QGP's seal coating estimates include standard line striping as part of the scope. Seal coating and re-striping are typically performed as a single mobilization. If your project requires ADA-compliant layout changes, fire lane marking, or directional arrow repainting, those are noted in the written estimate.

A full removal and replace requires additional time for demolition, haul-off, and base preparation before paving can begin, typically 3–5 days for commercial-scale projects. Weekend scheduling is available to minimize disruption to your business operations.
